Isn´t July a wonderful time of the year to hear from a real estate agent in Puerto Vallarta? Ok maybe not, but I just wanted to give you a glimpse of what it is like here in July. The temperature is hot and humid with a humidex of around 40°C every day. This should last until the end of October. You get used to it and really, I don´t think about the heat. OK, I am lying, it is damn hot and I am making plans to go visit family and friends in Canada.
The market is still a seller’s market, I am seeing some reduction in the numbers, but those are sellers that need to sell and have priced it too high. We still have a low inventory of resale homes and lots of pre-construction.
The one thing with pre-construction is that there are about 20 buildings that were shut down by the Government for permit inspection. Everyone is saying that it is political and will get resolved. I have one client in that mess, and they are not happy. Can this happen to any new purchases? Yes, it can but if you have this in mind knowing it is a pause and not a closure then it is easier to understand. The contracts cover this with the clause of unexpected delays, so the late delivery clause gets pushed back.
